SOUTHWEST FLORIDA REAL ESTATE MARKET PERSPECTIVE

November posted 1,433 closed sales, up 17% from last year, continuing a trend that emerged in June when monthly closed sales began to outpace the same month in 2024. This trend brought year-to-date real estate sales through November level with 2024 at 38,068.

After a spike of 4,001 new real estate listings in October, the pace slowed in November to 3,498, down 14% from last year and continuing a pattern of year-over-year declines posted through much of 2025.

As of November 30, 14,833 properties were available in Southwest Florida, up 2.9% compared to the same date last year. Months of supply, at 7.98, was up slightly from October’s 7.53 months. Between six and twelve months is generally considered a balanced market in Southwest Florida.
