SOUTHWEST FLORIDA MARKET PERSPECTIVE

Closed sales in December increased 25% year over year, continuing the positive momentum that began in June. For all of 2025, 22,805 properties sold, a 2.4% increase from 2024 and the first annual closed sales gain since 2021.

New listings were down 15% in December compared to 2024, with seven of the preceding eight months also posting declines. On an annual basis, new listings were essentially flat, posting a slight increase of 0.6%.

Inventory levels also tightened slightly. As of December 31, there were 14,840 properties on the market, down 3.5% from the same time last year and marking the first annual inventory decline since 2021. Months of supply ended the year at 7.8, down from both the preceding year and November, and well within the balanced market range for Southwest Florida.

Overall, the market is moving in a positive direction, with stronger sales activity, a stabilizing flow of new listings, and healthy, balanced inventory levels.
