Supply Tight for Bonita Springs Real Estate

I specialize in Bonita Springs real estate, so I keep a close eye on the market and like to keep a finger on the pulse of the local real estate scene. One trend that has definitely emerged over the past two years – continuing to the present day – has been tight supply in the market caused by an increase in demand and a decrease in available homes for sale.

Take the $300,000 and under market, for example. Homes in this segment are selling extremely quickly, and for most of the asking price. The market segment right above – homes at $300-$350,000 – is starting to see the same exact trend happen. Homes just aren’t lasting as long on the market thanks to more demand and a lack of available supply.

The fact that we can anticipate a strong selling season to close out 2014 and begin 2015 will only add to the current situation. And it’s not just in gated communities, either. Even ungated neighborhoods are attracting a lot of attention and interest.

For example, the neighborhoods of Bonita Shores and Little Hickory Shores in Collier County have seen a renaissance over the past two years. Supply is falling quickly, and homes are being snapped up left and right.

Of course, if you know where to look, you can still find high-quality homes at great prices. Many of the communities in and around Bonita Springs have available inventory. Take The Colony at Pelican Landing, for example. The community has great luxury condos available for purchase at solid prices. You can get a stellar condo with fantastic amenities in an ideal neighborhood that is located near all the amenities you need.
